Booking Terms and Conditions

By making a reservation at our property, the guest fully accepts the following terms:

1. Booking changes

Date changes may be requested up to 15 days before the scheduled arrival date, subject to availability. All requests must be submitted in writing and are subject to the host’s confirmation. If the change is accepted, any rate difference will be communicated and applied based on the new selected period.

2. Cancellations and refunds

All confirmed bookings are non-refundable. In the event of cancellation, personal impediments, delays, guest-initiated cancellation, no-show, or early departure, no refund will be issued.

Any exception (such as a date change or partial refund) may be granted solely at the host’s discretion and does not constitute an automatic right of the guest.

3. Request procedure

All change or cancellation requests must be sent exclusively by email or through the official contact channels provided on the website. Phone requests or third-party communications will not be accepted.

4. No-shows and early departures

In the event of a no-show or early departure, the full booking amount will be retained. No refunds will be issued under any circumstances.

5. Guest obligations

Guests agree to comply with the house rules, behave respectfully toward people, spaces, and furnishings, and promptly report any damage or issues.

6. Damages and liability

Any damage caused to the property or its contents is the guest’s responsibility. The guest agrees to fully compensate the estimated value. The host reserves the right to retain a security amount or request compensation at the end of the stay.

7. Force majeure

The host shall not be held responsible for extraordinary events or force majeure (e.g., severe weather, service outages, health emergencies) that may prevent or limit the stay. In such cases, alternative solutions may be evaluated at the host’s discretion, with no obligation to refund.

8. Documents and check-in registration

Upon arrival, each guest must provide a valid identity document for registration as required by Italian regulations.

9. Tourist tax

Starting from April 1, 2026, guests who are not residents of the Municipality of Casier are required to pay a tourist tax of €1.20 per person, per night. The tax applies for a maximum of 5 consecutive nights and, in any case, up to 20 total nights per calendar year in the same property. Any exemptions apply in the cases provided for by the current municipal regulations. These terms form an integral part of the booking contract and are automatically accepted upon confirmation of the reservation.
